How to Win in a Multiple Offer Situation
Our secret weapon for how you can win a multiple offer situation as a buyer is what we call a buyer letter to the seller.
This letter is about three paragraphs in which you’ll write your defense to the seller to pull at their heartstrings and tug at their emotions to pick you as their buyer. When there are so many offers on the table for a home you want, it’s important that you make your offer stand out.
The first paragraph of this letter needs to be about who you are. You could include tidbits like where you went to college, when you got married (if you are married), and how long you’ve been looking for a home.
The second paragraph needs to be about what you love about this person’s home. Stroke their ego a little bit. If you know it’s renovated or if it’s an investor flip, tell them what a great job they’ve done. Also describe how you picture living there with your family. This is especially important if the seller raised their own kids in that home.
The third and final paragraph needs to be a paragraph of thanks. Thank them for considering your offer and end on a positive note. It never hurts to include pictures. We embed this letter into the offer so it’s the first piece of paper the seller and their agent review.
